The Charleston area market is giving buyers and sellers a little bit of everything right now.
In Charleston County, detached homes continue to perform well. The median sales price reached $719,500 in May, up 6.6% from last year. Closed sales and new listings also increased, so buyers have more options, but well priced single family homes are still moving.
Condos and townhomes are a different story. The median price dropped to $420,000, and those properties are taking longer to sell. That can create more room for buyers to negotiate on price, repairs, or closing costs.
In Summerville, the median closed sales price was $401,250 in May. Homes are taking a little longer to sell, which means pricing and presentation matter more than ever.
Mortgage rates are still affecting buyer demand, but buyers who are active now may face less competition and have more negotiating power. Here’s the gist: Buyers have more choices, and sellers need the right pricing and marketing strategy from the beginning.
